Architectural Control
Contact the Architectural Control Committee (ACC) to initiate a request for design review as early as possible regarding any of your exterior projects for construction and/or landscaping.
 
The ACC exists to ensure—and has sole authority to approve—the quality, materials, harmony of exterior design and location, topography, and compliance with the Declarations of all new structures/landscaping; or of additions, improvements, changes, or alterations to landscaping and/or the exterior of existing structures.
 
Please Note
There is no "approved list" of materials, colors, vendors, etc. from which a member can choose and then assume will automatically be acceptable to the ACC during the review of the design plans.  Based on the process, as established in the Declarations (see Governing Docs), all designs are to be created, submitted, and then are reviewed for approval by the ACC.  Regardless whether a particular design choice (e.g., material, color, etc.) was previously approved, the ACC—based on current circumstances—has the authority to approve or reject the design plans currently under review.
 
You can help ensure the ACC review process runs smoothly by reviewing the Declarations (in particular, Article III and any/all amendments to Article III) and accounting for any related restrictions and covenants in your design choices.
 
Lead Time
A review of smaller projects often takes less than a week, while larger projects might take up to 2 weeks.  But, please account for the possibility the submitted design is not approved during the first review and avoid scheduling any work until after your designs have been approved.
 
What to Include
To ensure the fastest turnaround, make sure the design plans are legible and identify the specific materials or plants to be used and their locations.  Insufficient information will cause delays.  For new construction, at a minimum include complete building plans (elevations, floors, dimensions, specific materials), plat survey, and grading survey.
 
Where to Start
To start a review cycle, either send a note to the ACC via the Contact Us feature or, if your designs are in electronic format, send an email with your designs attached directly to acc-cghoa@outlook.com.
 
Note
Approval by the ACC is required prior to either requesting a permit and/or commencing work.  The ACC will try to accommodate any target dates; but please appreciate the ACC is made up of volunteers with other non-association commitments and it is ultimately the owner's responsibility to contact the ACC with sufficient lead time.  The ACC is too often confused by how many members—who know they live in a community with covenants and restrictions—just begin their projects even though they either haven't received approval on a submitted request or just haven't submitted a request at all.  The ACC needs:
  • Review requests to include all the needed documentation with the appropriate level of detail (if you're not sure what's needed, please ask!).  The ACC works to complete any individual review request within an established timeframe; but that timeframe does not start until the design plans–which include all the expected levels of detail–are received.
  • Projects to wait until the review request is approved to avoid unnecessarily putting the member in the position of possibly having to burden the cost of re-work.

These two documents are examples of those used by the ACC to ensure complete and consistent design reviews for either structures or landscaping, respectively.  Over time, the ACC may make slight improvements to the document templates, so the review form for your specific project may be different.  These documents are provided here for your benefit so you know in advance the types of things the committee will review.
